Our rates depend on the type of property (retail, apartments, warehouses, land, office buildings, special purpose buildings, residential, etc.) term of loan, risk assessment and general financial condition of the borrower. Unlike most hard money lenders who make six to eighteen month loans we prefer longer term loans and will go out to seven years. We always have the best rates, lowest fees and longest terms! Most of our loans will fund in 7-10 days after the appraisal is received and reviewed.
All our hard money loans are based primarily upon the equity in the property. Income is reviewed but is not a major factor. We’re asset based lenders but we want to know you can make the payments. We like loans from $80,000 to $5,000,000. We love brokers and pay out $1,000’s each month in referral fees to brokers and real estate agents.

General Loan Guidelines
- You can borrow up to 70% of the value of your property in most cases. Maximum loan to value on most commercial loans is 65%, we will go higher on apartments and 70% is maximum on residential investment loans
- 1st Trust Deeds only, no 2nds
- No qualifying – credit, bankruptcies, foreclosures, foreclosures & non-resident aliens, green cards OK!
- We will loan purchase and refi money on residential investment property
- We like loans between $80,000 to $5,000,000 (and will go up higher)
- Funding usually occur within 10 days after appraisal
- Will issue a Letter of Intent within 24 hours after receiving your loan application
- Terms are generally from 1 to 3 years interest only
